20+ Years Experience

A Chartered Surveyor’s View of the Stockport Property Market

Expert commentary from Paul Dean MRICS, Chartered Surveyor at Cheshire Properties

I have been carrying out property valuations and RICS Home Surveys across Stockport for more than 10 years, and during that time I have come to know its neighbourhoods, people and diverse housing stock extremely well.

I have to confess that, many years ago, I probably shared the view that Stockport was sometimes overlooked in favour of its trendier South Manchester neighbours. After more than a decade working in the area every week, carrying out surveys and valuations on properties of all types, I couldn’t have been more wrong.

Why Stockport Has Become Such an Attractive Place to Live

Stockport offers many of the things people look for when considering South Manchester: excellent schools, attractive residential suburbs and good transport connections by road and rail, as well as convenient access to Manchester Airport.

Areas including the Heatons, Bramhall, Woodford, Poynton and Cheadle Hulme have long been popular with families and professionals, while locations such as Marple, Romiley, Disley and High Lane provide easy access towards the Peak District and Derbyshire.

Stockport town centre itself has also undergone significant regeneration, helping change perceptions of the area. Alongside new development, parts of Lower Hillgate, Market Place and Great Underbank now offer an increasingly interesting mix of independent bars, restaurants, shops and music venues.

For me, one of Stockport’s biggest attractions is that it can offer many of the advantages associated with South Manchester while, depending on the particular area and property, offering buyers alternatives at different price points.

Stockport's Diverse Housing Stock

From a Chartered Surveyor’s perspective, one of the most interesting things about Stockport is the sheer variety of residential property.

Its history as an important mill town has left a substantial stock of traditional red-brick terraced houses, while elsewhere you’ll find period properties, conservation areas, established family housing, larger high-end residential developments, modern estates, apartments, town-centre developments and converted buildings.

That variety is one of the reasons local knowledge can be particularly valuable when purchasing property in Stockport.

Different ages and styles of property can present very different considerations for a buyer. Having spent more than a decade inspecting properties throughout the Stockport area, I have developed a detailed understanding of the local housing stock and the characteristics that can come with different types and ages of property.

Why I Think Stockport Deserves More Attention from Homebuyers

In my experience, Stockport has historically been underestimated.

It combines established residential neighbourhoods and excellent amenities with strong transport connections, access to the countryside and an increasingly regenerated town centre.

Perhaps most importantly, there isn’t really one typical “Stockport property”. The diversity of its housing means buyers can find everything from traditional terraced homes and period properties to modern apartments and substantial family houses.

After carrying out RICS Home Surveys and property valuations in Stockport every week for more than 10 years, my opinion of the area has changed completely.

It’s easy to understand why more people are discovering what Stockport has to offer.

Yes. A survey helps identify issues that may not be visible during a viewing, giving you a clearer understanding before you proceed.

This depends on the property. Level 2 suits modern homes, while Level 3 is recommended for older or altered properties.
