I’m Paul Dean, an independent Chartered Surveyor and RICS Registered Valuer. I set up Cheshire Properties to offer a more personal and straightforward approach to residential property surveys across Cheshire and Greater Manchester.
After more than 20 years surveying homes across the region, I’ve seen first hand how confusing and stressful the buying process can be. For most people, buying a property is one of the biggest decisions they will ever make, yet many go into it without a clear understanding of what they are actually buying.
That never sat right with me.
Too often, I’ve come across buyers who relied on estate agent descriptions or mortgage valuations, only to discover issues later that could have been identified early on. Things like damp, roof problems or structural movement that were not obvious during a viewing but became costly once they had moved in.
That’s why I do what I do.
My focus has always been simple. Give people clear, honest and practical advice so they can make informed decisions before committing to a purchase. No jargon, no confusion, just a straightforward explanation of what I find and what it means for you.
I am a member of the Royal Institution of Chartered Surveyors and a RICS Registered Valuer, and I carry out Level 2 Homebuyer Surveys, Level 3 Building Surveys and property valuations across Cheshire and Greater Manchester. This includes Manchester, Stockport, Altrincham, Warrington, Knutsford and the surrounding towns and villages.
All work is carried out through my limited company, Cheshire Property Consultants Limited, and is fully covered by professional indemnity insurance. More importantly, every survey is carried out by me directly. You are not passed between departments or dealing with a call centre. From your first enquiry through to your final report, you deal with one person.
Over the years, I’ve built up a strong understanding of the types of properties across this area. From period homes in Cheshire villages to modern developments across Greater Manchester, each property comes with its own set of potential issues. Knowing what to look for, and where, is a big part of providing a good survey.
My aim is not just to produce a report, but to give you clarity. Whether that means confirming everything is in good condition or highlighting areas that need attention, you will have the information you need to move forward with confidence.
